Three places to get more home for your money in Chandler

Homes in Chandler, ArizonaEveryone would like to get more home for less money and that should include you. I thought it might be helpful to provide a few suggestions. I’ll break these down with three ideas for Chandler neighborhoods where you might find more home for your money.

More For Your Money Homes in Chandler

1. Let’s start with custom home areas. Of course there are the million dollar plus homes (call me if you want to see a pocket listing in the $2 million range) in subdivisions like The Island at Fulton Ranch and The Island at Ocotillo. Homes are about half that, but still in the $1 million range at Circle G at Riggs Homestead.

My suggestion, especially if you like country style living, is to look in far southeast Chandler along the Riggs Road corridor. Call or contact me and I can guide you to some nice homes on acre or larger lots. They are priced far less than the homes above. Some of them come with barns and horse privileges.

2. For value hunters in Chandler, I recommend the area east of the 101 and north of Chandler Boulevard. These homes are a little older. The upside is that a lot of them have bigger lots than the typical new home builders provide today. Many of them also have pools. Buying a home with a pool in this area is a lot less expensive than buying a newer home and adding a pool.

3. For urban explorers and speculators, it might be interesting to live in Downtown Chandler. This area seems to have taken on a life of its own (at least dining and entertainment), and the City of Chandler is committing itself to extend the downtown toward Pecos along Arizona Avenue. There are some very interesting home options in the area.

Chandler Homes Along the Paseo Trail

Paseo Trail HomesOne of the nice things about Chandler is its trail system. In my opinion, the jewel of these trails is the Paseo Trail. The south end of the trail begins near the northeast corner of the Hunt Highway and Arizona Avenue. The trail then meanders north for a distance of 6.5 miles.

The trail consists of a 10’ wide multi-use concrete path which is generally on the east side of the Consolidated Canal. On the west side of the canal there is a dirt trail, perfect for equestrian types and their horses.

There are many superb subdivisions that offer homes with access to the Paseo Trail. With a home that is located near the Paseo Trail, a Chandler homeowner can enjoy walking, jogging, rollerblading and biking along the trail. Handicapped accessibility is also available.

The Paseo Trail can lead to some interesting locations such as the Paseo Vista recreation area which used to be a dump, literally. Now it features a children’s playground, frisbee golf, an archery range and an enormous dog park. Pets are welcome along the Chandler trail with dogs walking their owners a common sight.

Chandler home’s backyard is the Santan Freeway

Chandler Santan Freeway WallWould you buy a Chandler home that backs up to the Santan Freeway? I was recently looking at some new listings and a photo caught my eye. The image was of a home that had a huge backyard with what looked like school buildings behind it. I was trying to picture where this home was located when I realized that those were not schools in the background; they were giant freeway sound walls.

When the Santan Freeway was constructed, it was with the intention that hundreds of homes would line its border. These homes have backyards that could have provided a view of thousands of cars, if not for the Arizona Department of Transportation’s planning.

ADOT, as they are known, designed sound barrier walls to mitigate the freeway noise. The idea of these walls is that they are very tall and thick, allowing the sound from the vehicles passing by to roll up and over the wall. The wall is taller than the home behind it, so the sound travels above the home, resulting in a peaceful bliss for the homeowner.

Why would someone choose a Chandler home with a backyard on the freeway? The home may be priced at a discount compared to others in the neighborhood. Many of the homes located on the Santan Freeway have huge backyards and no homes behind them. In an unusual twist, homes with freeway frontage may also offer more privacy than other residences with homes on all sides.

What is the value of a Chandler swimming pool?

Chandler Home with Swimming PoolHow much is a Chandler swimming pool worth? How hot is Chandler, Arizona? Well, this week it hit 116 degrees according to the digital sign at Riggs Road and McQueen. When it is this toasty, there is only one thing to do. Find a house with a pool oasis in the backyard. See Chandler homes with pools.

I am often asked the same question about pools which is “How much does a swimming pool add to the price of the house?” So, I started thinking about swimming pool values. Just how many homes for sale in Chandler have a pool? How many of them are heated for the cold winter Arizona mornings?

I did some research about the market for homes in Chandler with a pool. Here are the results.

There are currently 444 homes with pools that are actively listed in the Chandler market. There are 564 homes without pools. Only 60 of the 444 swimming pools are listed as diving pools; 153 are shown as play pools. There are 72 Chandler houses with heated pools currently for sale.

The average asking price of a home in Chandler without a pool is $316,309. Homes with pools have an average asking price of $491,179.

The value of a pool may appear to be a whopping $174,870, which the difference between the homes with and without pools. This is somewhat deceiving as it does not take into account other factors such as that homes with pools are on average about 40% larger than those without. The homes with pools tend to also be located in more expensive neighborhoods.

It is necessary to compare homes that are of similar size and located in the same neighborhood to better determine the value of pools. I adjusted for these factors and averaged the results over four communities.

Value of a Swimming Pool

  • Lagos Vistoso – Pool added $71,560
  • Ocotillo – Pool added $122,717 (this may be higher than other subdivisions because some of the homes with swimming pools in Ocotillo are also on a lakefront lot)
  • Fulton Ranch – Pool added $75,779
  • Cooper Commons – Pool added $65,017

“Based upon the information analyzed, a Chandler home with a swimming pool results in an asking price that is on average about $83,768 more than that asked for a similar house with no pool.” *

Downtown Chandler Restaurateur Needs Support

Wimpys Paradise Chandler AZAccording to an article in the East Valley Tribune, a popular local Chandler restaurateur has encountered a string of setbacks recently and can use some extra support at his restaurant. The name of the establishment is Wimpy’s Paradise, which is located at 48 S. San Marcos Place in Downtown Chandler.

I checked out the website for Wimpy’s. They have some very interesting menu items including a Grilled Peanut Butter and Jelly sandwich. The dessert pictures leave little to the culinary imagination. See the Hot Fudge Sundae image included with this article.

The proprietor of Wimpy’s is a gentleman by the name of Randy Walters. He also owned Pittsburgh Willy’s, which is temporarily closed for relocation. According to the article, Randy had his Custom Hot Dog cart stolen, then his receipts for the week went missing, and to top that off, he suffered a cardiac issue.
